Only public records
Every opportunity comes from public government data, the kind anyone can request, but nobody enjoys digging through. We watch eight kinds of public record for commercial HVAC work:
- Commercial building & mechanical permit filings
- Property sales & ownership changes
- Open code violations (repairs the city is forcing)
- Health-inspection refrigeration write-ups
- New commercial business licenses
- Open government bids, local and federal (SAM.gov)
- Boiler operating certificates, in states that publish them
- EPA air-compliance records for industrial facilities
That works in any U.S. county. Federal bids and EPA air-compliance records cover the whole country. On top of that we connect whatever your county publishes: permit portals, assessor sales, violation feeds. Some counties publish a lot and some very little; the coverage page shows where it runs deepest.
We do the digging
Those records are scattered across county portals, procurement sites, and property databases, posted in formats nobody likes, and they go stale within days. We check them every day, pull the ones with real commercial heating-and-cooling scope, and hand them to you, so you’re not losing mornings to government websites.
AI scores every one, honestly
Each record is read by AI that judges whether there’s genuine HVAC scope, scores the opportunity from 0 to 100, and writes a short, plain-English “why this matters” using only the facts in the record. It never invents an owner, a dollar amount, or a scope of work, and it never tells you that you’ll win the job. When it’s unsure, it says so and flags the item for a person to check.
Every opportunity carries its source
We show you the public record and the date behind every single opportunity, so you can click through and verify it yourself in seconds. If we can’t cite it, we don’t show it.
Sometimes that link is a direct report; sometimes it’s a lookup into the county’s own official records system, pre-filled to the exact parcel. Either way it opens the government’s own record, so you can confirm every detail yourself.
We don’t pad the feed
If a scan turns up little, your feed is short. We throw out records that aren’t a real fit, and we’ll tell you plainly when a week is quiet. We also never sell a lead twice: each county goes to one shop, where the consumer platforms sell the same call to five.
